What is an EPC survey?

An Energy Performance Certificate (EPC) survey is a government-approved assessment of a property's energy efficiency. It rates the property from A (most efficient) to G (least efficient) and recommends improvements. EPCs are required when selling or renting a property in the UK.

How often should I check my loft insulation?

I recommend a visual check every two to three years, or any time you have work carried out in the loft. Look for areas where insulation has been disturbed, compressed, or is missing entirely. Also check after any roof repairs or plumbing work.

What is the recommended loft insulation depth in the UK?

The current recommended depth for mineral wool loft insulation in the UK is 270mm. Many older properties have 100mm or less, which was the standard when they were built. Topping up to 270mm is one of the most cost-effective energy improvements available.

Can I check my own home for energy efficiency issues?

Yes — many of the checks I describe in these observations are things any homeowner can do themselves. The wet-hand draught test, checking thermostat placement, reviewing heating schedules, and inspecting loft insulation are all DIY-friendly. For a formal assessment, an EPC survey provides a structured report with recommendations.

What is the most common energy efficiency problem you find in UK homes?

Inconsistent or disturbed loft insulation is the most frequent issue I encounter. It's also one of the easiest and cheapest to fix. The second most common is poorly placed thermostats, which cause heating systems to make incorrect decisions about when to heat the home.

Does a lower EPC rating mean higher energy bills?

Generally yes. A lower EPC rating (D, E, F or G) indicates the property loses heat more quickly and requires more energy to maintain a comfortable temperature. However, actual bills also depend on occupant behaviour, tariff type, and how efficiently the heating system is operated.

What is boiler flow temperature and should I change it?

Boiler flow temperature is the temperature of the water leaving the boiler to heat your radiators. Many modern condensing boilers are factory-set higher than necessary. Reducing the flow temperature can improve efficiency and extend the time the boiler operates in condensing mode. Always consult a qualified heating engineer before adjusting boiler settings.

Are thermostatic radiator valves (TRVs) worth fitting?

Yes — TRVs allow you to control the temperature in individual rooms rather than heating the whole house to the same level. They are one of the most cost-effective heating controls available. However, they need occasional maintenance: the pin inside can stick after periods of inactivity, which prevents the valve from operating correctly.

How do I know if my double glazing has failed?

The most common sign is misting or condensation between the panes that cannot be cleaned from either side. This indicates the seal has failed and moisture has entered the cavity. Failed double glazing reduces the thermal performance of the window. In many cases, replacing the sealed unit (rather than the entire window frame) is sufficient.

What is the best position for a wireless thermostat?

A wireless thermostat should be mounted on an internal wall, approximately 1.5 metres above floor level, in a room that is representative of the home's typical temperature. It should be kept away from direct sunlight, radiators, televisions, fireplaces, and external walls. The goal is to measure the actual temperature of the living space, not a localised heat source or cold draught.

One of the most common issues I find is loft insulation that has been disturbed over the years.

In many lofts, the insulation is bare or missing in some areas, two or three times thicker in other areas, pushed aside by electricians, plumbers or previous work, or covered by stored belongings.

Heat doesn't care where the insulation is thickest. It escapes through the weakest areas.

A quick inspection to ensure the insulation is evenly distributed across the loft can often improve its effectiveness without spending a penny.
