EPC Surveyor · 1,000+ UK Homes Assessed

👷 Phil's Real World Observations

These aren't generic energy-saving tips copied from the internet.

They are recurring patterns found while carrying out EPC surveys and home energy assessments across the UK. One thing has become clear over the years: most homes aren't massively inefficient because they were badly built. They're inefficient because small issues have gone unnoticed for years. Often, the biggest opportunities to improve comfort and reduce bills cost very little to fix.

Loft Insulation Isn't Always Doing Its Job

Heat escapes through the weakest areas, not the thickest. Evenly distributing insulation can often improve performance without spending a penny.

One of the most common issues I find is loft insulation that has been disturbed over the years.

In many lofts, the insulation is bare or missing in some areas, two or three times thicker in other areas, pushed aside by electricians, plumbers or previous work, or covered by stored belongings.

Heat doesn't care where the insulation is thickest. It escapes through the weakest areas.

A quick inspection to ensure the insulation is evenly distributed across the loft can often improve its effectiveness without spending a penny.
